What to look for in a Downtown Raleigh investment property

By Casey Styers, the Downtown Guru

Strong Downtown Raleigh investments combine steady rental demand, realistic numbers after every expense, and a location people want to live in for years — near jobs, transit, universities and things to do.

Demand comes first

Look at who rents in the area — students, young professionals, healthcare and tech workers — and how quickly similar rentals fill.

Run every cost

Include taxes, insurance, HOA fees, repairs, vacancy and management. If it only works with perfect assumptions, it does not work.

Check the rules

HOA and city rules can limit short-term rentals. Confirm them before you make an offer.
